We seek highly attractive retail locations with access to substantial convenient parking, and with architectural design standards that will allow us to incorporate the key elements of our national trade dress.

Specific Criteria

Pad site or high visibility end cap
High-traffic retail locations
Building footprint of 6,500 to 7,000 square feet + service yard and 1,000 to 1,500 square feet available for patio seating
Parking for a minimum of 130 cars
Total site size varies with parking availability/cross easement
Strong signage (building plus monument, pylon or blade signage)
Convenient ingress/egress

Preferred deal structures

Land Purchase: typically 1.75 acres to self park (acreage varies with cross-parking availability)
Ground lease: we have a standard curb-in work letter
Typically 15-year base term with five 5-year options
Reverse build-to-suit: curb-in ground lease with landlord construction reimbursement ($1.0 – 1.5 million)
Tenant finish + tenant improvement allowance for end cap spaces
Standard “restaurant shell” work letter
Typically 10-year base term with four five-year options
Gross rent and tenant improvement negotiated on a case-by-case basis
